Final Terms and Conditions: Senior Week Special

1. Promotion Eligibility & Booking Deadline The 20% discount is exclusive to the stay period of May 31, 2026 – June 7, 2026. Reservations must be confirmed and the initial deposit processed by January 28, 2026, to lock in the promotional rate.

2. Mandatory Guest Roster & ID Verification

  • At Check-in: A final and complete Guest Roster must be submitted by the primary renter immediately upon arrival.

  • Identification: Every guest listed on the roster must present a valid government-issued photo ID (Driver’s License, Passport, or State ID) at the front desk.

  • Access: No guest will be permitted access to the apartments without a verified ID. Only guests listed on the official roster are authorized to be on the property.

3. Refundable Security Deposit

  • Amount: A $300 Security Deposit is required per unit.

  • Payment: This must be paid in full upon arrival at check-in.

  • Refund: This deposit is refundable within 7 days of departure, pending a property inspection to ensure no damages, missing items, or fines for noise/conduct violations have occurred.

4. Payment Schedule

  • 50% Rental Deposit: Due at the time of booking to secure the 20% discount.

  • Final Rental Balance: Due in full by April 30, 2026.

5. Cancellation & Refund Policy

  • Cancellations before Jan 28: Full refund of rental deposit.

  • Cancellations between Jan 29 – March 31: 50% forfeiture of total booking cost.

  • Cancellations after April 1: 100% non-refundable.

6. Conduct and Noise Policy South Beach Apartments maintains a "Zero Tolerance" policy for disruptive behavior. Underage drinking, illegal drug use, or violations of quiet hours (10 PM – 8 AM) will result in immediate eviction of the entire group and forfeiture of all payments and deposits.
